Hartman Income REIT sources over 600 acquisition opportunities in Texas each year. In this video, I, together with our CIO David Wheeler, discuss the firm’s unique strategy to acquiring the best opportunities in the marketplace, creating tremendous value for our investors.
The key to our success is our strategy to buy the properties for the right price. When acquiring a property, we look at nearly a hundred properties before buying one; this is one way we know we are getting the best deal available in the marketplace. The second thing that we do very well is leasing. We have 35 people on our leasing staff, allowing us to lease new properties quickly. We typically buy a property that is about 60-75% occupied, and through our intensive marketing efforts, we go in and lease the property up, creating significant value for our investors.
As we continue to grow the company, we are a little under a billion dollars in size, and we expect over the next five years to double the size of the company. We hope to grow to $2bn and beyond that in 10 years.
